UK hotel sector: a mixed picture of growth and pressure 

The UK hotel industry is showing signs of both resilience and strain. Latest figures from sector analysis highlight that demand for UK hotels continued to climb in August, with occupancy rising from 81.4 per cent to 82.1 per cent year on year.

This signals healthy guest numbers and a steady appetite for travel and accommodation. 

However, the rise in demand has not translated into stronger profitability. Gross operating profits fell from 38.1 per cent to 37.5 per cent, reflecting the impact of higher staff costs and little movement in average room rates.

In other words, hotels are filling more rooms, but the bottom line is under pressure as costs rise faster than revenue. 

As Chris Tate, a partner at RSM UK, explained, August represented a “mixed month” for the sector. Operators are facing a familiar balancing act: managing wage growth, staffing shortages and service delivery while also navigating a market that has yet to see meaningful increases in room pricing. 

Despite these challenges, investor confidence in the sector remains strong. Hotel investment in the UK is projected to reach £1.04 billion in the third quarter of 2025, a 28 per cent increase compared to the same period last year.

According to analysts, this reflects a longer-term belief in the stability and recovery of the hospitality industry, supported by consistent consumer demand and strong tourism fundamentals. 

The bigger picture 

The UK hospitality sector continues to evolve in response to shifting market dynamics. Travel demand is holding firm, boosted by both domestic tourism and international visitors. Yet operators must work harder to protect profitability, with wage costs, recruitment, energy and inflation all weighing heavily on margins. 

At the same time, the investment outlook provides reasons for optimism. A growing number of investors are drawn to hotels as a resilient asset class, offering both income and capital growth potential. With a focus on well-located and well-managed properties, the sector appears to remain attractive to capital even during times of cost pressure. 

Looking ahead 

The road ahead for UK hotels is one of cautious optimism. Strong occupancy rates demonstrate demand, while rising investment points to long-term confidence in the sector. However, sustaining profitability will require operators to manage costs carefully, explore opportunities to increase rates, and invest in efficiency measures without compromising guest experience. 

The hotel industry’s ability to adapt will determine how well it balances rising demand with rising costs. If this can be achieved, the sector may continue to deliver both growth and resilience in the years ahead.
