Buy-to-Let funding update: What portfolio landlords need to know in 2026

The buy-to-let market continues to evolve, and for portfolio landlords, staying informed has never been more important.

Lending appetite remains strong, but selective

Portfolio borrowers with strong management experience, well-structured assets, and clear exit strategies are often well received, particularly where rental coverage is robust.

That said, underwriting is more detailed than in previous years. Lenders are increasingly focused on:

  • Portfolio-level cash flow and leverage
  • Property types and geographic spread
  • Business structure (personal name vs limited company)
  • Long-term sustainability rather than short-term yield
  • Rates and product structures

While interest rates are higher than historic lows, there is now greater product diversity. We are seeing:

  • Competitive 5-year fixed rates providing stability
  • Interest-only options still widely available for portfolio landlords
  • Flexible structures for HMOs, multi-unit blocks, and mixed-use properties

In many cases, reviewing existing borrowing can uncover opportunities to improve cash flow, extend terms, or release capital for reinvestment.

Portfolio reviews are proving valuable/ A growing number of landlords are choosing to review their portfolios holistically rather than property by property. This approach can help:

  • Identify underperforming assets
  • Consolidate lending across fewer lenders
  • Improve overall loan-to-value and interest coverage
  • Plan for future acquisitions or refurbishments

Even where refinancing isn’t immediately required, forward planning can put you in a stronger position when products mature.
